Seasonality in real estate has always been a reality, but learning how to deal with it and how to make the most of the peak season is an absolute must. It could mean the difference between putting back some savings for those lean months and struggling to make it through to the next peak season. What’s going to make selling homes in peak real estate season easier than ever? Take a look at these helpful tips. 

Engage in Your Local Community:

Community events are a must for realtors. Whether you’re sponsoring the local little league team, working community service clean-up days, or participating in the local festival as a sponsor or a volunteer, engaging with your community is a great way to create a presence that those around you will trust. Promote your participation in these events, and always be on the lookout for what may seem important to those around you. You’re sure to build a level of brand trust others simply can’t match.

Pay Attention to Your Listed Properties and Clients:

Make time to take care of the clients you already have. Drive by your listings regularly to make sure your clients maintain their curb appeal, so all of your properties present a great image from the moment potential buyers pull into the driveway. Call your home sellers at least once a week just to check-in. Listen to your clients when they have concerns, and return their calls and text messages immediately. Create a Daily Schedule To Stay On Track:

Real estate is one industry where it’s very easy to spend an entire day without really accomplishing anything. After all, you might have a client phone call the moment you walk through the door, a showing that turns into three or four showings, and paperwork that needs your immediate attention. By the time you reach the end of the day, you may still have a long to-do list. Overcome this issue by creating a daily schedule. 

Spend the first thirty minutes of every day just keeping up with correspondence. Schedule calls, emails, and texts efficiently. Setting aside certain parts of your day is essential if you’re going to keep up with everything you must manage during this season. Don’t be afraid to put in some nights and weekends, too. During peak season, they’re an absolute must, but make sure they become part of your schedule rather than an overflow space.

Maintaining your sales pipeline is an absolute must. You should be continually scheduling time to make outbound calls to potential sellers and following up with possible buyers daily. That pipeline will feed you well beyond peak real estate season, so ensuring you keep track of everyone in the pipeline is essential to your success.

Build a System For Every Listing:

Nearly every real estate professional has a system that works, and you’ll want to create one to help you handle peak real estate season. It can be as simple as making sure each client has their own Google Folder and a note that includes the details of the property and any special requirements. Whatever your system is, just make sure it puts everything at your fingertips, so you don’t lose track of anything. It makes you look more organized to potential buyers, and it keeps your current clients happy. 

Selling homes during peak real estate season is not an easy process. Seasonality in real estate is a very real thing, and moving those properties during this time of year isn’t a matter of coincidence or even luck. Instead, it’s hard work that you can absolutely tackle. Work to build your peak real estate season marketing plan now, and your hard work will pay off.
